Coldwell Banker Action Realty specializes in sales and property management in Pasco County and surrounding areas of Pinellas, Hillsborough, and Hernando Counties. Our experience, reputation, and professionalism are the reasons for so many satisfied clients.
We are a full-service company that provides continuous marketing and advertising. We place a post sign with flyers if allowed. We advertise both in community publications and on the Internet. Our listings are also placed on the Realtors Multiple Listing Service (MLS) Mid Florida as well as the Hernando MLS, Realtor.com, Zillow, Trulia, Yahoo, Google, You Tube, Craigslist and over a hundred more websites.
All prospective tenants are screened. (No exceptions! Fair Housing Act Law) An outside agency provides us with the applicant’s credit history and criminal background.
We perform move-in and move-out inspections and document the property condition with photographs. We will coordinate necessary repairs, maintenance, and cleaning, using our database of reliable and cost-effective service providers.
All leases are prepared by The Florida Realtor Association (Florida Realtors® ) in order to ensure compliance with the law and provide maximum protection to property owners.
Rents are collected monthly, and owners receive payments and account statements promptly. The owner’s check can be mailed to the owner or deposited in a local bank account.
We make no exceptions and will perform a background check on all tenants, the non-refundable application fee is for the applicant to pay. $ 50.00 per adult.
We always charge a non-refundable pet fee for any pets kept on the premises and don't allow any breeds considered vicious.
We never charge any set up fees for any account/client.
We post legal notices, such as three-day notices, when necessary.
We are available at any time via telephone or email. 24/7 property management service.
Office hours Mo-Fr. 8.30 am- 5 pm, weekend and evenings are appointments only and for emergency calls for property management we are available 24/7.
Please keep in mind that if you are a tenant and are renting through our company that for life threatening issues you have to call 911 directly.
